We design and construct bespoke, fully insulated garden rooms for homeowners across the West Midlands. Whether you need a home office, gym, studio, or a calm retreat, every Oaklight room includes a solid foundation, multi-layer insulated walls, laminated flooring, heating, electrics, and a modern exterior finish. You get a space that looks great and feels great to be in.

Turnkey Design & Build
From the first site visit to the final clean-up, we handle everything: foundations, structure, insulation, electrics, heating, and finishing. You deal directly with the Oaklight team throughout, so nothing gets lost in translation.
All-Season Construction
Our wall build-up includes breathable membrane, OSB, treated timber, 75–100mm insulation, sound barrier, vapour barrier, and plasterboard – the same principles used in quality house construction, adapted for garden rooms.
Smart, Warm & Ready to Use
Every room comes with LED lighting, sockets, a 2kW smart heater as standard, and the option for underfloor heating and smart home controls, so your space is comfortable and ready from day one.

Step 3 – Build, Handover & Aftercare
We handle the full build, from foundations to final finishes, keeping you updated as we go. Once your room is ready, we walk you through everything and remain available for aftercare.

We build garden rooms with the same care and principles as a house extension: multi-layer insulated walls, proper vapour control, sound barrier layers, and quality finishes. You also deal directly with the Oaklight team throughout, so decisions are quick and communication is clear.
Most Oaklight garden rooms fall under permitted development rights and don’t need full planning permission, as long as they stay within size and height limits for your property. During the site survey, we’ll advise you based on your garden and, if needed, help you through any planning application.
As a guide, our garden rooms start from around £1,300 per square metre. A 5m x 3m room (15m²) is typically around £19,500 including installation, depending on specification, glazing, and options like underfloor heating or extra electrics. After a site visit, we’ll give you a clear, fixed quote.
From initial consultation to completed installation, most projects take around 4–6 weeks, depending on design, weather, and site conditions. We’ll give you a clear timeline before we start and keep you updated at every stage.
